All the ingredients for a successful project
Over the years we have developed a detailed recipe for successful projects. It usually goes something like this:
Research starts early on, from the moment you have an idea about the type of home you’d love to live in. You may have cut pictures from magazines or even started a scrap book.
You look at display homes but can’t find exactly what you want. You have a wish list but aren’t sure how it would look in real life. You need a designer to help, and thankfully you find The Design Mill!
You decide to call The Design Mill and speak to our design team. Our skilled design team will happily answer any queries that you have and will offer to visit you in the comfort of your own home for an obligation free chat about your design project.
You will always be able to have an obligation free meeting at no cost to you to discuss your project. After all, you need to meet your designer, to feel comfortable and to be confident they can give you the results you want. Our designers will give you honest advice in regards to design and construction. They will always challenge you and show you alternative ideas, yet will listen intently to your wishes and wants.
Based on the above meeting, our design team will email you a cover letter and fee schedule. The cover letter will outline the discussions on site in regards to design, alternatives and ideas. This assures you that our designers have listened carefully to your requirements. The fee schedule outlines the services we can provide with the costs associated to those services. The schedule also notes the guarantees we offer in respect to council and liaison.
Should you choose to proceed, the schedule is signed and our team starts on your design.
This is the stage our clients love as ideas and thoughts are transformed into designs.
Our team will do further research themselves, visit your block, gain photos, look at adjacent buildings and re-check local council guidelines and estate guidelines before starting on your design.
All designs are completed by a member of our design team. They are extremely creative and passionate about design and will never show you something unless they are very excited with the ideas. This is why we give a 100% guarantee on design. Our team lives and breathes design. The initial concepts are generally emailed through to you for your feedback as they progresses.
Once the concept ideas are finished our designers will complete the initial concepts and email you sample plans and images. It gets very exciting by this stage. You then meet with our designers in the comfort of your own home to run through the ideas.
A designer will walk you through the plans, ideas and the features to ensure you have a full understanding of the design. They will even show you many internal snapshots of your new internal areas and external views.
Unlike many other designers, we use 3D software so you can really get a feel for the design. The designer will leave the plans with you to digest. You can mark up any changes or ideas. We will make any changes to your design.
Once your design is finalised you can either use your own builder or one of our contacts to check the costings. Your plans, your choice.
If your price comes back higher than the budget we discussed we will modify your design free of charge. This is The Design Mill’s budget guarantee.
Your project will certainly require council approval. Most areas in Perth have a two-step process:
- 1. Planning approval (development approval) which requires a site contour survey, floor plans, elevations, shadow diagram.
- 2. Building approval which requires full documentation, plans, engineering, builder’s details, insurances etc.
We will arrange the council required documentation and liaise on your behalf to gain the approvals. Should the council require any changes we will amend the design free of charge. This is The Design Mill’s council guarantee.
